Four communities, golf and trails in north Peoria
Vistancia is a 7,100-acre master-planned community in north Peoria, off Loop 303. It opened in 2004 and is home to about 20,000 residents across four communities: The Village at Vistancia, Blackstone at Vistancia, Northpointe at Vistancia and Trilogy at Vistancia, the 55+ community.
Blackstone is a guard-gated golf community around the private Blackstone Country Club, and Northpointe, which opened in 2021, sits higher up with mountain views. New homes are still selling in The Village and Northpointe, where Shea Homes is also building Trilogy Ridgecrest, a smaller 55+ community.

Moving to Arizona? Vistancia is about 56 minutes from Phoenix Sky Harbor Airport and about 38 miles northwest of downtown Phoenix. Many of my buyers relocate from California, the Midwest and the Pacific Northwest, and plenty close before they ever visit.
Vistancia offers two age-restricted 55+ options inside one master plan, Trilogy and Trilogy Ridgecrest, with groceries, trails and golf close by. It is also about 20 minutes from the TSMC semiconductor campus in north Phoenix.
I will tour homes with you on live video or FaceTime, give you honest feedback on every street and floor plan, and coordinate inspections and closing while you are still at home.

Questions I hear most about Vistancia
Is Vistancia a 55+ community?
No. Vistancia is open to all ages. Trilogy at Vistancia is the 55+ community inside it.
What do homes cost in Vistancia?
Across Vistancia’s all-age and luxury neighborhoods, prices range from the low $300,000s to about $1.9 million. The Village at Vistancia: about $330,000 to $1.25 million, from patio villas to executive estates. Northpointe: about $600,000 to $850,000 for single-story homes built 2021 to 2026, many with mountain views. Blackstone: about $475,000 for luxury villas up to $1.9 million for golf course estates.
As of November 2026, listings across Vistancia, including Trilogy, run from about $325,000 to $2.4 million. Prices change with the market, so I send a current list for the community you like.
What are HOA fees in Vistancia?
HOA dues depend on the village. The Village at Vistancia runs about $124 to $176 a month (billed quarterly), with the Mountain Vista Club, the Foothills Center and the Discovery Trail. Northpointe is about $135 a month, with the private Sovita Club. Blackstone, the guard-gated golf community, is about $238 to $242 a month for single-family homes and about $400 for the attached villas; Blackstone Country Club membership is optional and separate.
Trilogy has its own dues, and I confirm current amounts for any home you are considering.
What are the pros and cons of Vistancia?
Pros: Two age-restricted 55+ options (Trilogy and Trilogy Ridgecrest) inside one master plan; all-age neighborhoods and guard-gated golf living in the same community; groceries and everyday shopping inside Vistancia; trails, parks and two golf courses; Lake Pleasant close by; new homes still selling in The Village, Northpointe and Trilogy Ridgecrest; about 20 minutes from the TSMC campus; FIVE NORTH, a 320-acre main street, in development at Loop 303.
Cons: The north Peoria location means a longer drive to central Phoenix, Sky Harbor Airport and the southwest Valley; Blackstone dues and club membership are higher and separate; ongoing construction in newer areas; summer heat, like all of the Phoenix area.
Which schools serve Vistancia?
Vistancia is in the Peoria Unified School District. Depending on the address, homes are zoned to Vistancia Elementary or Lake Pleasant Elementary, both kindergarten to grade 8, and to Liberty High School.
