About Victory
A 55+ district with Verrado at its door
Victory is the 55+ district inside Verrado, in Buckeye in the foothills of the White Tank Mountains. It opened in 2015 with no gates or walls, so residents have a club and amenities of their own plus everything the larger Verrado community offers: Main Street, the trails and the new Verrado Marketplace. I compared the two in Verrado vs. Victory.
Homes are single-story designs, from duplexes and cottages to homes on 80-foot homesites. Builders over the years have included Lennar, Taylor Morrison, K. Hovnanian and Landsea, now Risewell Homes. David Weekley, K. Hovnanian, Risewell and William Ryan are selling new homes now.
Victory is an age-restricted 55+ village inside Verrado, which is open to all ages, so loved ones can live just minutes apart.

Moving to Arizona? Victory at Verrado is about 47 minutes from Phoenix Sky Harbor Airport and about 29 miles west of downtown Phoenix. Many of my buyers relocate from California, the Midwest and the Pacific Northwest, and plenty close before they ever visit.

What do homes cost in Victory?
As of November 2026, Victory homes for sale run from about $325,000 to $2.7 million, from townhomes up to luxury golf course and view homes. Prices change with the market, so I send a current list for the streets you like.
What are HOA fees in Victory?
Victory homes pay two association fees: Verrado’s community association and the Victory district fee. Together they run about $200 to $300 a month on most homes, and they vary by builder and neighborhood, so I confirm the exact amount for any home you are considering.
What are the pros and cons of Victory?
Pros: Resort-style amenities and an active club calendar; championship golf with many homes on the course; mountain and city-light views; part of Verrado, so Main Street, trails and new Marketside shopping are close; no gates or walls, so it feels connected to the larger community.
Cons: Prices are higher than many other West Valley 55+ communities; new construction is still underway in parts of the community; the commute to central Phoenix and the airport can be long during rush hour on I-10; summer heat, like all of the Phoenix area.
