About Estrella

Lakes, mountains and trails in south Goodyear

Estrella, still widely known as Estrella Mountain Ranch, is a 20,000-acre master-planned community in the foothills of the Sierra Estrella in Goodyear, about 17 miles west of downtown Phoenix. Mountain Ranch was its first village. Lucero, Montecito and the 55+ community CantaMia followed, and more than 8,000 homes are built.

Residents share two private lakes, with Yacht Club boats included in the HOA, two residents’ clubs and more than 65 miles of trails. DRB Homes, Lennar, Richmond American, Taylor Morrison, Toll Brothers and William Ryan Homes are building now. For a look around, watch my guide to Estrella Mountain Ranch.

“Estrella feels like a lake getaway tucked into the foothills of the Sierra Estrella Mountains. You have two private lakes with Yacht Club boats included in the HOA, more than 65 miles of trails, residents’ clubs with pools and restaurants, and a Safeway right inside the community. It is about 8 miles south of I-10, so it feels like you are away from it all. For relocating buyers who love the outdoors, Estrella is one I always show.”

Relocating to Arizona

Moving here from out of state?

Moving to Arizona? Estrella Mountain Ranch is about 50 minutes from Phoenix Sky Harbor Airport and about 29 miles southwest of downtown Phoenix. Many of my buyers relocate from California, the Midwest and the Pacific Northwest, and plenty close before they ever visit.

Estrella sits about 8 miles south of I-10, so it feels away from it all, with a Safeway and everyday services right inside the community.

I will tour homes with you on live video or FaceTime, give you honest feedback on every street and floor plan, and coordinate inspections and closing while you are still at home.

Questions

Questions I hear most about Estrella

Is Estrella Mountain Ranch a 55+ community?

No. Estrella is a master-planned community open to all ages. CantaMia is the gated 55+ community inside it.

What do homes cost in Estrella?

Estrella has one of the widest price ranges in the West Valley: from the upper $200,000s to $2.5 million and up, with a median in the mid-$500,000s. New-construction spec homes start in the mid-$400,000s and run to the upper $600,000s, and homes run from about 1,400 to over 5,000 square feet.

As of November 2026, listings run from about $300,000 to $2.5 million. Prices change with the market, so I send a current list for the villages you like.

What are HOA fees in Estrella?

For most single-family homes, master HOA dues are about $128 to $132 a month, billed quarterly at $384 to $396. They include both residents’ clubs, free non-motorized boat rentals at the Yacht Club, tennis and pickleball, more than 50 parks and 65+ miles of trails. Select gated or golf course neighborhoods add a sub-HOA, bringing the total to about $200 to $250 a month, and CantaMia has its own dues. Transfer and disclosure fees apply at closing. I confirm current amounts for any home you are considering.

What are the pros and cons of Estrella?

Pros: Lakes, trails and mountain views unlike anywhere else in the West Valley; Yacht Club boats included in the HOA; two residents’ clubs with pools and restaurants open to the public; Safeway, Walgreens and services inside the community; six builders offering new homes; more shopping is on the way.

Cons: Tucked away about 8 miles south of I-10, so trips to the rest of the Valley take a short drive; larger shopping centers are north of I-10; ongoing construction as new villages are built; summer heat, like all of the Phoenix area.

Which schools serve Estrella?

Estrella is in the Liberty Elementary School District. Northern neighborhoods are zoned to Estrella Mountain Elementary and southern ones to Westar Elementary, both kindergarten to grade 8. High school students attend Estrella Foothills High School in the Buckeye Union High School District.

Can you help me buy if I live out of state?

Yes. Most of my clients relocate. I tour homes on live video, send honest feedback, and coordinate inspections, paperwork and closing remotely. Many of my buyers close before they ever visit.

How do I see homes for sale in Estrella?

Use the Estrella searches above, which update throughout the day, or reach out and I will set up a search for the villages you like.
