About Trilogy

Two clubs, a golf course and a spa in north Peoria

Trilogy at Vistancia is Shea Homes’ 55+ resort community inside Vistancia, in north Peoria. It opened in 2004 behind a 24/7 staffed, guard-gated entry, every home is single-level, and its roughly 3,300 homes have been fully built out since 2022, so the homes for sale here are resales.

Members share two clubs. The Kiva Club has an indoor lap pool, a resort pool, Café Solaz and Alvea Spa, and the Mita Club has a fitness center, a second resort pool and a poolside grill. A hospitality team runs the social calendar, and homeowners lead more than 40 clubs. For a new Trilogy home, Shea is building Trilogy Ridgecrest in Northpointe, about a mile north.

“Trilogy at Vistancia is true resort-style 55+ living behind a gated entry, with two private clubs, a Gary Panks golf course, a spa and more than 40 homeowner-led clubs. Every home is single-level, and you are minutes from Safeway, Fry’s and the trails of Vistancia. For relocating buyers who want a resort feel with everything close by, Trilogy is one of my favorites to show, and I am happy to tour any home with you on video.”

Questions

Questions I hear most about Trilogy

Is Trilogy at Vistancia a 55+ community?

Yes. Trilogy is the age-restricted 55+ community inside Vistancia. Ask me how the age rules apply to any home you are considering.

What do homes cost in Trilogy?

Home prices range from the low $400,000s to about $1.25 million, with a median around $600,000. Lock-and-leave homes, $430K to $525K: low-maintenance 2-bedroom single-level plans of about 1,360 to 1,650 square feet with courtyards and covered patios. Core resales and casita plans, $550K to $750K: the most popular, about 1,700 to 2,300 square feet, with split primary suites, dens and detached guest casitas. Golf course and view estates, $800K to $1.25M: about 2,400 to 3,100+ square feet along the fairways or overlooking the lakes.

As of November 2026, listings run from about $400,000 to $1.3 million. Prices change with the market, and standard HOA dues include full membership at both the Kiva and Mita clubs.

What are HOA fees in Trilogy?

Regular HOA dues are $1,019 per quarter, about $340 a month. Dues include 24/7 staffed guard-gated entries and security patrols, full membership at both the Kiva and Mita clubs, the Alvea Day Spa, pickleball, tennis and bocce, trails, private street maintenance and common-area landscaping. At closing, buyers pay a one-time $6,000 capital improvement fee and a $400 HOA disclosure fee. Prices are subject to change, so I confirm current amounts for any home you are considering.

What are the pros and cons of Trilogy?

Pros: Fully built out since 2022, with no active construction or new spec builds; 24/7 staffed guard-gated entries and security patrols; two private resort clubs with pools, a spa, dining and fitness, included in the HOA; a golf course with resident rates; all single-level homes; a wide price range; groceries and shopping inside Vistancia; newer Shea homes nearby at Trilogy Ridgecrest.

Cons: HOA dues of about $340 a month are higher than many nearby communities (though they include both clubs and the guard gate); one-time closing fees of about $6,400; all homes are resales, so new construction means Trilogy Ridgecrest; the north Peoria location means a longer drive to central Phoenix, Sky Harbor Airport and the southwest Valley; summer heat, like all of the Phoenix area.

Can I buy a new home in Trilogy?

Trilogy at Vistancia is fully built out, so the homes for sale are resales. For a new Trilogy home, Shea’s boutique Trilogy Ridgecrest, in Northpointe at Vistancia, is selling now.

Can the public use the golf course?

Yes. Trilogy Golf Club, V’s Taproom and Alvea Spa are open to the public. The Kiva and Mita clubs are for members and their guests.

Is Trilogy at Vistancia still building?

No. Trilogy is 100% built out, and the last new homes were delivered in 2022. The build history tells you where the older and newer homes are:

2004 to 2014: the first homes around the golf course, the Kiva Club and the original eastern and central parcels. 2014 to 2019: the western expansion, the Mita Club and Shea’s newer Shea3D floor plans. 2019 to 2022: the final Trilogy West phase. The Built since 2015 search above shows the newer homes.

Can you help me buy if I live out of state?

Yes. Most of my clients relocate. I tour homes on live video, send honest feedback, and coordinate inspections, paperwork and closing remotely. Many of my buyers close before they ever visit.
