CantaMia is the gated, age-restricted 55+ community inside Estrella, the master-planned community in Goodyear. Home sales began in 2010, the Village Center opened in 2011, and CantaMia is planned for more than 1,700 homes. Taylor Morrison builds new homes here today.
The CantaMia Village Center has indoor and outdoor pools, a lap pool, a fitness center with a yoga room, a restaurant and lounge, an event room, a tech wing, billiards, an art studio, a cooking classroom, and pickleball, tennis and bocce courts. Outside are fire pits, stocked lakes for catch-and-release fishing, daily bike rentals and two dog parks. What do homes cost in CantaMia?
As of November 2026, CantaMia homes for sale run from about $295,000 to $730,000, including new Taylor Morrison builds. Prices change with the market, so I send a current list for the homes you like.
What are HOA fees in CantaMia?
Regular dues are about $348 a month, billed through two associations: the CantaMia 55+ HOA, about $265 a month (the guard-gated entry, the Village Center, the pools, the fitness center, the pickleball courts and the private lakes), and the Estrella Master Association, about $83 a month (Estrella’s trails and parks). One-time capital improvement, disclosure and transfer fees are collected at closing. I confirm current amounts for any home you are considering.
What are the pros and cons of CantaMia?
Pros: Gated and more intimate than the largest 55+ communities; a resort-style Village Center; lakes, trails and mountain views; a peaceful setting and strong value; access to Estrella’s other residents’ clubs and the Yacht Club for a small annual fee; new Taylor Morrison homes still available; more shopping is planned inside Estrella.
Cons: Tucked away inside Estrella, about 8 miles south of I-10, so errands and trips to the rest of the Valley take a short drive; the closest Safeway and gas station are about 5 miles away; fewer large-scale amenities like golf courses or a theater than bigger 55+ communities; summer heat, like all of the Phoenix area.
