Known for The 27-hole Copper Canyon Golf Club, the Sage and Saguaro recreation centers, resort-style pools and fitness centers, pickleball, tennis and bocce, a softball stadium and outdoor amphitheater, dozens of clubs, and White Tank Mountain views. An age-restricted 55+ community originally developed by Del Webb, with new homes now sold by Pulte.
About Sun City Festival
A Del Webb community under the White Tanks
Sun City Festival is an age-restricted 55+ active adult community against the White Tank Mountains in north Buckeye. Del Webb developed it, opening in 2006, and new homes are now sold by Pulte, including a series where yard work and exterior landscaping are handled for owners.
Life centers on the Sage and Saguaro recreation centers, with resort-style pools and spas, fitness centers and an indoor walking track, plus the smaller Senita center for clubs. Residents run more than 40 clubs and interest groups, and Festival Learning holds classes at the Sage Center. If you are weighing new against resale, my new construction guide covers what to check.

“Sun City Festival is classic Del Webb living with mountain views. You get a 27-hole golf course, two recreation centers, pickleball, a softball stadium and more clubs than you could ever join, often at a lower price than other West Valley 55+ communities. It is farther out, so shopping takes a short drive, but that is changing, with Festival Ranch Marketplace planned to open in late 2027. For relocating buyers who want the full active-adult lifestyle and great value, it is a community I always show.”

Relocating to Arizona
Moving here from out of state?
Moving to Arizona? Sun City Festival is about 72 minutes from Phoenix Sky Harbor Airport and about 48 miles northwest of downtown Phoenix. Many of my buyers relocate from California, the Midwest and the Pacific Northwest, and plenty close before they ever visit.
Until Festival Ranch Marketplace opens in late 2027, the nearest grocery stores are about 12 miles away, so plan on a short drive for errands.
I will tour homes with you on live video or FaceTime, give you honest feedback on every street and floor plan, and coordinate inspections and closing while you are still at home.
